Private room with own bathroom

I am renting out one bedroom for one Indian Female only. About room: The room will be furnished with queen size bed and mattress before you move in. I can also include a desk and chair if you need one. The room has built in wardrobe. Wifi and water bills completely included in the rent. Electricity bill included for fair usage (if electricity bill is higher than usual, we might have to split. You will get fridge space. Parking available on the premises. Public buses are also available on walking distance. About the house: Beautiful, peaceful house in Albany creek. Very safe location. The house has 4 bedrooms. We are a couple with one child. We don’t really use one bathroom and a living room, so we can discuss on the day of viewing if you want to use it and maintain cleanliness. About you: I am looking for a female who is clean, respectful, like-minded. Must be non-smoker. This is not a party house. You will also be required to maintain the cleanliness around the house as well. Move in - February Lease - preferably 3 to 6 months with possibility of extension if you are right fit for my house. Bond - 4 weeks bond and 2 weeks rent in advance. Rent - 350 per week (including wifi, electricity (fair usage), water).
