You’ll enjoy a large kitchen equipped with a dishwasher, and we’ve made space for you with your own cupboard, as well as a designated shelf in the fridge and freezer. The main floor includes a comfortable living area, an office space with a printer, and a dedicated dining area. The home is fully furnished and designed for both comfort and functionality.
The basement suite offers a private and quiet retreat, complete with its own washroom. It’s perfect for guests who value privacy and tranquility.
We prioritize sustainability and kindly ask guests to participate in our recycling efforts. We also maintain a peaceful and respectful household, with quiet hours starting at 9 PM. Guests are encouraged to use headphones when listening to music during quiet hours.
Our location is incredibly convenient—just three blocks from Kootenay Loop, a major transit hub offering easy access throughout the city. The R5 bus takes you downtown in only 23 minutes, and grocery stores are a quick 15-minute walk away. For nature lovers, a central trail system nearby leads to New Brighton Park and the ocean, just 15 minutes on foot.

Rules from the tenancy agreement:
Smoking:
Smoking, including cigarettes, cigars, vaping, e-cigarettes, or incense burning, is strictly prohibited in the suite or on the property. Violating this rule results in the forfeiture of the deposit and potential eviction.
Trash Disposal:
Tenants must follow the City of Vancouver's guidelines for proper waste disposal, including recyclables, food scraps, and garbage. Tenants are responsible for any fines related to improper disposal and must ensure garbage bins are placed in the alley and returned on scheduled days.
Snow and Leaf Removal:
Tenants are responsible for keeping the walkway and stairs leading to the front door clear of snow and leaves to ensure safety and drainage functionality.
Noise Level:
Tenants must minimize noise and wear headphones when listening to music. Quiet hours are from 9 PM to 7 AM, per city bylaws. Discuss special occasions where elevated noise is necessary.
Cannabis:
The possession or growth of cannabis in the suite or on the property is strictly prohibited. Violations lead to forfeiture of the deposit and possible eviction.
Illegal Substances:
The use, possession, or production of illegal substances in the suite or on the property is forbidden. Violators risk eviction and losing their deposit.
Pets:
Pets are not allowed. Bringing a pet into the suite constitutes a breach of the agreement and may result in eviction.
Subleasing or Short-Term Rentals:
Subleasing or short-term rentals are strictly prohibited. The suite is intended for long-term residential use only.
Overnight Visitors:
The suite accommodates one occupants. Additional occupants must be discussed in advance. Guests staying beyond 5 days consecutively or 14 days in total will be considered occupants and require landlord approval.
Smoke Detectors:
Tenants must ensure smoke detectors are functional by replacing batteries as needed. Removing smoke detectors is not allowed.
Drain Usage:
Only water, urine, human feces, toilet paper, and vomit are allowed down the drain. Items like hair, tampons, wrappers, paper towels, feminine products, pet waste, oil, and food scraps must not be disposed of in drains. Tenants are liable for plumbing fees caused by improper disposal.
Tenant Insurance:
Tenant insurance is recommended but not mandatory. It is advised to protect tenants against unforeseen incidents.
Landlord Access:
The landlord is allowed to access the suite for inspections once a month or for rent collection, in accordance with the house insurance policy.
End of Tenancy:
If tenants wish to terminate the agreement, one month’s notice must be provided. Both tenants must move out together unless agreed otherwise with the landlord.
Communication:
Communication between tenants and the landlord will be done through WhatsApp or in person to ensure clarity and transparency. Any notices or tenancy violations will be issued in writing.
Rent Payment:
Rent is due on the 1st of each month in full.
