Furnished room (14’ x 11’) for rent in a quiet neighborhood just 15 minute walk from SDSU campus, or just 2 miles to nearest hospital. Includes walk-in closet and private bathroom, in a Spanish-style home with gourmet kitchen, hardwood floors, study/office, living room, and deck with a view of the ocean. Room(s): 1. Single Room (Room A) with Private bathroom Room (14' x 11') w/ walk-in closet & private bathroom, in home w/lrg gourmet kitchen w/ Viking stainless steel appliances (dishwasher, 2 ovens, 6 burners, refer/freezer) & island w/ 2nd sink, hardwood floors, designated study/work room, living room & TV. Capacity: 1 Rates: Weekly / 1800.00 Monthly House Rules: Notify landlord of guests prior to having an overnight guest. (Guests are to respect the right of the host’s Roommate(s) and other residents. Furthermore, guests must act with grace and kindness towards other Roommates. ) Clean kitchen (no dirty dishes in the sink, wipe all countertops, clean stovetop, etc.) after each use. Clean all shared spaces (kitchen, dining, living room, hallway, and bathrooms) of trash, dishware, spills, drain traps of hair, etc., and personal items after each use. Quiet hours of 10 p.m. to 7 a.m. Follow the processes and schedules for recycling (dumping bin in kitchen when full, crushing and putting CRV cans/bottles/glass in outside buckets, paper and non-CRV into outside blue bin), composting (countertop bin, emptied when full), and trash (pick-up day is Friday, put bins out on Thursday PM if landlord off-site - prior notice will be given). Monitor your own mail - tenants and/or landlord will check mail daily and leave mail for others on kitchen countertop. No hosting any parties of more than 4 people, unless prior permission granted from landlord. (All quiet hours must still be adhered to in honor of other tenants. Guests are to respect the right of the host’s Roommate(s) and other residents. Furthermore, guests must act with grace and kindness towards other Roommates.) If any disagreement should arise between the Roommates, it is agreed that such issues should be discussed in an open and mutually respecting manner. All Roommates accept that it is accepted to confront a Roommate if they are not fulfilling their part of this Agreement. In doing so, it is the right of the Roommates to live in a residence free of harassment and discrimination. If any disagreement cannot be resolved, the Roommates agree to the following procedure: 1st – Speak to each other and attempt to resolve the problems amongst themselves; 2nd – Consult the landlord to work on a solution to the disagreement; and 3rd – Ask that the landlord enforce their solution to the disagreement. Respect other people's personal property - this includes borrowing only with prior permission/agreement. Only use laundry equipment after setting up terms with landlord and other tenants. Share refridgerator, pantry and kitchen space, and clean up any spills immediately. Do not share bedroom key codes with anyone (note: landlord will have pre-approved, reasonable access to bedroom for maintenance and any requests).
