Twin Room (Left 2 Bed Room Second Floor) with Shared bathroom This room on the second floor has 2 single beds, complete bedding, 2 closets, a nightstand, AC, a window, a big desk, and chairs for 2 people to work at a desk. There is one bathroom on the second floor for the guests to use. Capacity: 2 Rates: 280.00 Weekly / 1100.00 Monthly 3. Twin Room (Right 2 Bed Room Second floor) with Shared bathroom This room on the second floor has 2 single beds, complete bedding, 2 closets, a nightstand, AC, a window, a big desk, and chairs for 2 people to work at a desk. There is one bathroom on the second floor for the guests to use. Capacity: 2 Rates: 280.00 Weekly / 1100.00 Monthly 4. Single Room (1st Floor 1-bed room) with Shared bathroom This is a one bed room on 1st floor, South facing. It has a single bed with all beddings, a closet, Night stand, desk and chair. PLEASE NOTE: The cell phones, monitor and keyboard in the bedroom are personals and not for guests use Capacity: 1 Rates: 280.00 Weekly / 1100.00 Monthly House Rules: House Rules Treat our home like yours! Treat others the way you like to be treated. Respect others, accept differences, with friendly attitude. No disrespectfulness, immoral behavior or any type of violent is accepted. Payment Method Please note that we require our guests to pay 25% of the total of their booking, (on top of the 15% service fee paid to Homestay.com) once booking confirmed (the 25% deposit required by Interac bank e-transfer within 48 hours) Balance in full due upon day of arrival. For stays longer than two months, we require our guests to pay an additional month's rent with the first payment. If the booking is shortened by the guest or if the guest is required to leave with less than 14 days or for not following the house rules, this amount will be non-refundable. Cancellation Policy Deposit refunds - 100% deposit refund if you cancel minimum 21 days in advance of arrival date. 50% deposit refund if you cancel 14-20 days prior to arrival. No refund if cancellation is less than 14 days. We ask our guests to give us at least 14 days’ notice for any cancellation. Any cancellation later than this can be refunded, only if there is an agreed confirmed replacement. Check-out time: 11 AM Check-in: after 3 PM (May arrive earlier - let us know, we may be able to check you in before if the room is free) Meals Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your hosts. Entry - Take off your shoes when you enter the house. Common areas -All utilities and internet included. Please no downloading. - Common areas include the kitchen/dining room, as well as bathrooms on each floor, which is shared with guests. Additionally, the laundry facilities and hallways are accessible to both guests and the host. Only hosts allowed to enter the basement. - Keep the common areas clean. Clean after thoroughly and sink free of dirty dishes, put away dishes, clean counter and floor. -Mindful with hot and cold water, gas and electricity. -Please do not open window during summer and winter when AC is working (due to electricity & hydro). - Don’t leave any unwashed dishes or food in the kitchen or common areas. - Do not leave clothes in the washer, dryer or laundry room, keep them in your room. - Separate garbage from compost and recycling. - Because the kitchen is shared with other guests we ask not to cook highly aromatic foods (e.g. fried fish, seafood, curries). Required to stay there till the cooking is done. It is a must to avoid fire, smoke, or any danger to you, others and the house. - As a courtesy to other guests, please limit your time in the shower to 20 min. Pick up hair after yourself, including the floor and hair catcher in the bathtub, don’t flush it down the drain, please. - A bathroom and kitchen cleaning will be done once a week, but you are responsible for the cleanliness of your room. Once a month inspection. Quiet time - Quiet time is between 11 pm and 9 am. During quiet time there should be no music, loud conversation, or other noise that may disturb the other occupants of the house. - No cooking after 11 pm. Storage - Please only use only fridge space and kitchen/bathroom storage assigned to you. You may not leave your personal belongings in the common areas except for in designated storage areas. If you need more space, please talk to the hosts first. Smoke and Fire safety - No smoking of any substance including vape or e-cigarettes in the house, front yard or back yard. -No candles, incense or any other source of combustion. -Only very occasional drinking. Security - The outside doors must remain locked at all times. - The host is not responsible for any lost, stolen or damaged personal items. -The room can be equipped with a lock. - No guests are allowed. - In case of emergency, hosts are allowed to enter the room without advance notice.
