Stay & Check-In • Maximum stay: 29 consecutive nights. • Check-in: After 3:00 p.m. • Check-out: By 12:00 noon. • Government-issued photo ID is required. • Only registered guests may stay in the home. Visitors or overnight guests require prior written approval. Payment • 50% deposit is required to reserve the stay. • Remaining 50% is due 24 hours before check-in. • Payments collected by Homestay.com are also subject to Homestay.com's applicable terms and policies. Cancellation • Any cancellation rights required by California law will be honored. • Cancellation 72 hours or more before check-in: 100% refund of payments collected directly by the Host. • Cancellation less than 72 hours before check-in: 80% refund of payments collected directly by the Host. • No-show or cancellation after check-in time: No refund, except where required by law. House Rules • Quiet hours: 10:00 p.m. to 6:00 a.m. • No parties or disruptive behavior. • No drinking, smoking, vaping, illegal drugs, or illegal activity anywhere on the property. • Keep all shared areas clean after use. • Do not move furniture, alter the property, or tamper with locks, alarms, smoke detectors, cameras, gates, or other safety equipment. • Guests are responsible for damage they cause beyond normal wear and tear. • Any damage or maintenance issue must be reported immediately. Pets Two friendly dogs live in the home. Exterior doors and gates must remain secured at all times. Guests may not feed, remove, or handle the pets inappropriately. Pool & Jacuzzi There is no lifeguard on duty. Guests voluntarily use the pool and jacuzzi at their own risk and must follow all safety rules. No diving, running, rough play, glass containers, or unsafe behavior. Guests must not use the pool or jacuzzi while impaired by alcohol, drugs, medication, or any condition that makes use unsafe. Personal Belongings & Insurance Guests are responsible for protecting their own belongings, valuables, vehicles, electronics, documents, jewelry, cash, and other personal property. Guests are strongly encouraged to obtain travel, renters, or personal property insurance for their belongings and other personal risks during the stay. The Host's insurance should not be assumed to cover a Guest's belongings. To the fullest extent permitted by law, the Host is not responsible for loss, theft, disappearance, or damage to Guest property caused by third parties, other occupants, weather, natural events, utility interruptions, or circumstances outside the Host's reasonable control. Liability Guests use the home, pool, jacuzzi, stairs, kitchen, laundry facilities, driveway, walkways, patio, yard, and other amenities voluntarily and responsibly. To the fullest extent permitted by California law, the Host is not liable for injury, illness, loss, theft, or property damage resulting from the Guest's own actions, negligence, misuse of the property, violation of these rules, acts of third parties, natural events, utility interruptions, or circumstances outside the Host's reasonable control. Nothing in this policy waives or limits any liability that cannot legally be waived under California law. Right to Refuse or End a Stay To the extent permitted by applicable law and Homestay.com's terms, the Host may refuse check-in or take lawful steps to terminate a stay if the Guest: • Provides materially false information. • Fails to make required payments. • Brings unauthorized occupants or visitors onto the property. • Seriously or repeatedly violates these rules. • Engages in illegal, threatening, dangerous, or destructive conduct. • Causes significant disturbance or damage. Any termination or removal will be handled in accordance with applicable California and local law. Acceptance By confirming the reservation, making payment, checking in, or staying at the property, the Guest acknowledges and agrees to these House Rules, Payment Terms, Cancellation Policy, Safety Rules, and Liability Provisions.
