Our house is a warm and welcoming place where students and visitors can feel at home while studying or working in Toronto. We offer furnished private bedrooms for single occupancy only. Each room comes with a comfortable bed, desk, and storage space. Guests share the bathroom, kitchen, and living room, and we kindly ask everyone to keep shared areas tidy. A light breakfast is included, and kitchen facilities are available for preparing your own meals. The home has quiet hours after 10 pm to ensure a respectful and calm environment for studying and resting. As a family, we are friendly and supportive, and we enjoy welcoming international students and travelers. With a peaceful residential location, nearby shops and parks, and convenient transit connections to York University and downtown Toronto, our homestay provides both comfort and accessibility. Respect & Communication - Please treat everyone in the home with kindness and let us know if you need help. 2. Single Occupancy Only - Rooms are private and for one person only. No overnight guests. 3. Shared Spaces - kitchen, bathroom, and living room areas are shared; please clean up after yourself. 4. Meals - light breakfast is offered. 5. Quiet Hours - After 10 pm, please keep noise low out of respect for others living in the house. 6. Smoking/Alcohol - No smoking or vaping on the property. Alcohol is allowed in small amounts, but no parties. 7. Safety & Security - Always lock the doors and close windows when leaving, and respect house property. 8. Laundry - Washing machine use is available upon discussion. 9. Visitors - Friends are welcome in common areas during the day. 10. School/Study - Education is a priority; we’ll support you in maintaining a good study environment. 11. Payment - Rent must be paid on the agreed date each month by e-transfer. 12. Check in/Check out - Check-in is after 3:00 pm and check-out is by 11:00 am, unless otherwise arranged in advance. Please let us know your arrival and departure times so we can be ready to welcome you. 13.
